Welcome to Arizona Residential LLC. By hiring our services, you agree to the following Terms of Service ("Terms"). Please read them carefully before scheduling work with us.

At Arizona Residential LLC, we are committed to providing high-quality home remodeling and handyman services. We stand behind our work and strive to ensure our clients are completely satisfied. If you are not satisfied with any aspect of the work completed, please review our policy below.

Services Provided

We provide:

  • Home Remodeling Services (kitchen, bathroom, flooring, painting, etc.)

  • Handyman Services (repairs, maintenance, installations)

  • Property Turnovers (property walkthrough, minor repairs, painting, and preparation for new tenants or sale)

A detailed scope of work will be outlined in a written estimate or contract before services begin.

Estimates and Pricing

  1. Estimates are valid for 7 days from the date issued and are subject to change based on material costs or changes to the project scope.

  2. Service Payment (Handyman Services): Billed per job type with a minimum service charge of $45 booking fee.

  3. Fixed-Price Remodeling Projects: A written agreement will outline labor, materials, and payment milestones.

  4. Additional Work: Any work requested outside the agreed scope will require a written change order and may result in additional charges.

Payments

  1. Deposit: A deposit of 25% is required before work on projects over $500. This covers materials costs prior to the job start date.

  2. Payment Schedule: Large remodeling projects may require milestone payments as outlined in the contract.

  3. Final Payment: Due immediately upon project completion unless otherwise agreed in writing.

  4. Late Payments: A late fee may apply to overdue invoices.

Cancellations and Rescheduling

  1. Handyman Services: Appointments canceled or rescheduled with less than 24 hours’ notice may result in the company retaining the $45 booking fee.

  2. Remodeling Projects: Cancellation after work has begun will result in charges for all completed work, materials purchased, and retainment of the $45 booking fee.

Client Responsibilities

  1. Provide clear access to the work area.

  2. Ensure electricity, water, and other utilities are available if needed for work.

  3. Remove or protect personal items from the work area.

  4. Obtain any necessary permits unless otherwise agreed in writing.

Warranties and Guarantees

  1. We warrant our labor for 1 year from the date of completion.

  2. Manufacturer warranties apply to all materials, fixtures, and appliances.

  3. Warranty does not cover:

    • Normal wear and tear

    • Damage caused by misuse, neglect, or other contractors

    • Issues arising from structural or existing conditions not visible at the time of service

Liability

  1. We are insured and will take reasonable precautions to protect your property.

  2. We are not liable for:

    • Pre-existing structural, electrical, or plumbing issues

    • Incidental or consequential damages (e.g., loss of rental income during property turnover)

  3. Clients are encouraged to secure or remove valuables before work begins.

Property Turnovers

For property turnover services:

  1. All property walkthroughs and repairs will be completed according to the agreed checklist.

  2. Final inspection should occur within 24 hours of completion to request touch-ups.

  3. Additional work after inspection will be billed separately.

Termination of Services

We reserve the right to refuse or terminate service if:

  • Working conditions are unsafe

  • Payment terms are not met

  • Client engages in abusive or illegal conduct

Governing Law

These Terms are governed by the laws of the State of Arizona. Any disputes shall be resolved in Arizona courts.

Changes to Terms

We may update these Terms from time to time. The latest version will always be available upon request.

Service Guarantee

We guarantee our workmanship on all remodeling and handyman services for a period of 1 year from the date of service completion. If a defect in workmanship occurs during this period, we will return to assess and correct the issue at no additional cost.

Unsatisfactory Work

If you are unsatisfied with the quality of our work:

  • Please contact us within 7 days of service completion.

  • Submit your concern by contacting us or via email, including photos and a description of the issue.

  • We will review your concern and, if necessary, schedule a follow-up visit to inspect and resolve the issue.

Non-Refundable Costs

The following costs are generally non-refundable:

  • Labor charges for completed work that meets industry standards

  • Materials already installed or custom-ordered

  • Permits, inspections, or third-party vendor fees

Refunds or Credits

If the issue cannot be resolved to your satisfaction and it is determined to be due to our error or poor workmanship:

  • We may offer a partial or full refund for the affected portion of the work, or

  • Apply a credit towards future services

All refunds or credits are at the discretion of management after thorough review.

Exclusions

Our policy does not cover:

  • Damage caused by misuse, neglect, or external factors (e.g., weather, pests, or third-party contractors)

  • DIY modifications after our service

  • Normal wear and tear

These exclusions apply to all customer unless written otherwise in invoices.

Change Requests

Any changes to the original project scope after work has begun may be subject to additional charges and are not considered unsatisfactory work.

Product Warranties

Materials and appliances are covered by the manufacturer's warranty, not by Arizona Residential LLC. We are happy to assist with warranty documentation if needed.
